Experience

Sonya Falcone, founder of Trullo Development

Sonya Falcone has spent her career on both sides of the table — as a developer building affordable housing from the ground up, and as a consultant helping other mission-driven teams do the same.

Sonya co-founded Daylight Community Development, an LA-based affordable housing development group, when she was pursuing her MBA at the UCLA Anderson School of Management. Daylight leveraged the confluence of newly available entitlement tools and unprecedented City investment in affordable housing to launch 8 projects. Between 2019 and 2025, she and her team closed 8 construction loans, 7 of them LIHTC projects. In total, they have completed over 300 units of affordable housing with another 200 units currently in construction.

In 2024, Sonya founded her independent development and consulting practice, Trullo Development & Consulting. In addition to pursuing independent development projects, Trullo brings Sonya’s hands-on experience on the development side to other mission-driven teams working to meet their affordable housing goals. Sonya holds a BA from Colgate University and an MBA from the UCLA Anderson School of Management, where she was a Forte Fellow.

What is a trullo?

A whitewashed trullo with a conical dry-stone roof in Puglia, Italy

Trulli are the traditional dry-stone buildings of Italy’s Puglia region — humble, cone-roofed structures built entirely without mortar, stacked stone by stone by master masons. Modern affordable housing echoes my family’s roots in this building tradition: simple on its face, but deceptively hard to get right.
